Our Building Process – What to Expect During Your New Home Build

Building a custom home is a dream come true, but comes with questions, among the biggest of which is about our building process and “what to expect during my new home build.”

The custom home building process has a number of steps, all planned in a well timed sequence. At Devonshire Custom Homes, our goal is to make this process as stress free and smooth as possible. We know building your dream home is one of the most exciting experiences you will have and we want you to enjoy every moment of it.

Our 8 Step Custom Home Building Process

  1. Developing Your Custom Home Requirements: In the initial meeting with you, we will determine what size home, desired location, style of home, number of bedrooms and number of bathrooms you would like. All these items are keys to the cost of your custom home building project.   2. Finacing Your Custom Home: Once we understand what size and type of custom home you are interested in building, we will discuss financing for your new home. We have a number of different financing options to meet your criteria, but you may want to learn more about the process in our post “Custom Home Financing. What You Need to Know.
  3. Selecting the Right Lot for Your New Home: If you don’t already own a lot, we can assist you in finding the right lot for your custom home. We build in Tampa Bay’s finest neighborhoods, and often have availalbe lots in these highly desireable communities. If we don’t, we will help guide you to find a lot in your price range and in a neighborhood that matches your criteria.   4. Designing Your House Plan: Now is the time you sit down with our designer to determine your actual house plans. Using a survey of the lot you selected, we’ll determine how much of the lot will be used for the house and how it will fit on the lot. Room sizes, elevation style and the first draft of your wish list is discussed in the layout. We recommend not rushing this process, but rather taking your time so that the build goes smoother later. We’ll begin with the 1st floor. Once that looks right to you, we will go to the 2nd floor. When both look good to you, we move on to the home’s elevation.
  5. Picking Your Finishes: perhaps the most time consuming part of building your dream home is picking the finishes. It can be daunting to make all of these decisions at one time. Because we are a custom home builder, we give allowances when you are not sure of all decisions at the planning phase. It is very normal to be unsure of some of the finishing decisions at this stage. When that is the case, we give allowances so that you can decide some things later.
  6. Engineered Plans: Once your house plans have been signed off on as completed, they go to our structural engineer. He will sign and seal the plans, making them ready for the permitting process. This can take some time, depending on the municipality that we are submitting your plans to, however some work may be able to be done during this time.
  7. Constructing Your Vision: Ah, the build begins! We are known for makingn the actual building process as easy as possible. The choices that you made earlier are now ordered and scheduled for delivery. Our subcontractors will walk with you through the framed house along the way as needed to go over the fine details with you like where you want cable outlets, etc. This is an area where we take great pride in making the building of your dream home a stress free, pleasurable process that your will treasure.
  8. Move In to Your New Dream Home: With the construction complete, it’s time to move into your new custom home! You will need a moving company, nodout.
