DO I NEED A LOT BEFORE FINDING A BUILDER

Which comes first the lot or the builder? This is a common question that we hear from our prospective new custom home clients. There isn’t a right or wrong answer to this question. A builder can help you determine the right size lot (land) for the dream home that you want to build. Let’s look at both scenarios below:

Buying a Lot Before Finding a Builder

You’ve found the perfect lot, in the perfect neighborhood, in the perfect school district for your children. When you are ready to purchase, you can either pay cash or secure a loan for the property. One of the benefits of purchasing your lot first is that you and your builder will be able to walk around the lot to discuss your ideas for designing your new custom home. Your builder can also make recommendations about your home design which can help when coming up with your floor plans.

Finding a Builder Before Buying a Lot

Typically, builders are always shopping around for lots to build on and at times they have access to land acquisition before lots are available for the public to purchase. Builders also have experience and know which lots have the best conditions for building and which lots need modifications to be made before building. For example, flat land might need to be built up to slope up in the front, back and on the sides. Your builder will know what they are working with when they look at the lot and the land survey.
